CHECK-IN: 
4:00 PM or later. (Early check-in MUST be pre-approved by PTARMIGAN VILLAGE Management in advance) (an additional fee may apply)

CHECK-OUT: 
10:00 AM or earlier. (Late check-out's MUST be pre-approved by PTARMIGAN VILLAGE Management in advance) (an additional fee may apply)

PAYMENTS: 
50% of the total booking amount is due at the time of booking.  

All balances must be paid in full 14-days before your scheduled check-in day. 

The total balance of the reservation will be due at the time of booking if your scheduled arrival date is within 14-days of the booking date. 

If the reservation is booked through Airbnb, VRBO, Home Away, Booking.com, etc.100% of the total booking charges are due at the time of booking or follow that sites terms and conditions.

CANCELLATIONS:
Guests may receive a refund on the total booking amount less the processing fee of 3%, if the cancellation is made 30 or more days from the scheduled arrival date. 

Reservations canceled within 30-days of the scheduled arrival will not be refunded.

PTARMIGAN VILLAGE is unable to refund or prorate based on any issues or delays including but not limited to weather or health. We do recommend travel insurance which can be purchased for an additional fee! 

DAMAGE INSURANCE:
PTARMIGAN VILLAGE charges a non-refundable damage insurance fee at the time of booking. This protects you from accidental damage within the Condo, up to $1500.00. You must notify PTARMIGAN VILLAGE of any damage to the Condo during your occupancy. The damage insurance does not negate your responsibility as a tenant. Any damages that exceed $1500.00 will be charged to the credit card on file. In the event the card on file is declined, you agree to provide PTARMIGAN VILLAGE with an immediate alternative form of payment. The damage insurance is in place to cover accidental damage, any damage to the Condo found to be negligent will be the full responsibility of the tenant occupying the Condo. Negligent damage is to be determined by PTARMIGAN VILLAGE.

SMOKING/PETS:
Smoking is not permitted within any interiors, to include the garage, of any Condos managed by PTARMIGAN VILLAGE. Evidence of smoking will be grounds for immediate termination of the rental agreement. 

Pets are not allowed at any Condos managed by PTARMIGAN VILLAGE. Evidence of a pet will be grounds for immediate termination of the rental agreement. 

Evidence of smoking or pets on premises will result in additional charges to return the property to an allergy-free zone, including but not limited to; steam/dry cleaning all carpeting, area rugs, drapes, bedding and linens in the entire Condo. PTARMIGAN VILLAGE reserved the right to request that the pet be boarded immediately or the rental agreement will be terminated and guests must vacate the premises with no refund. 

HOUSEKEEPING:
A housekeeping check-out fee is applied to all reservations. This fee is to clean the rental Condo after each guest departure. 

We provide toilet paper, paper towels, dish soap, liquid hand soap, garbage bags, sponges, and dishwasher soap to all condos. We supply a generous amount based on the nights you have reserved, please note these items will not be restocked during your stay. If you find yourself using an excess amount of any supplied items please plan accordingly and visit the local store. 

Additional housekeeping’s may be available for an additional charge, prior arrangements must be made. 

Stays that exceed 10-nights may be subject to a mandatory mid-stay cleaning. 

SUPPLIES AND FURNISHINGS:
All properties managed by PTARMIGAN VILLAGE will be fully furnished including bedding, pillows, towels, and a fully equipped kitchen. Please note we do not supply spices, oil, foil, parchment paper, Ziploc baggies, etc. Please plan accordingly and bring all food related items you will be wanting to use during your stay. 

ADDITIONAL PERSONS:
Each property has a maximum occupancy. Exceeding the maximum occupancy of any Condo managed by PTARMIGAN VILLAGE is not allowed and will result in eviction of some or all of the party with no refund. 

NOISE AND EVENTS:
I understand that out of courtesy to neighbors, quiet hours are from 10pm to 8am (including but not limited to: Loud music or other loud noises). Out of respect for our neighbors, large social events or gatherings (i.e. birthday parties, ceremonies, weddings, and receptions) at any of our rental properties are prohibited unless prior arrangements have been discussed and confirmed through the PTARMIGAN VILLAGE office. I understand that not adhering to the quiet hours or violating the events policy may result in immediate eviction and that no refund will be given. 

INTERNET / TV SERVICES:
Properties managed by PTARMIGAN VILLAGE use one or a combination of the following vendors for internet/TV services; Spectrum, Century Link, DIRECTV and DISH Network. As these are 3rd party vendors not part of PTARMIGAN VILLAGE, we can make no guarantee that they will be working all the time, especially given the mountain conditions. We make every effort to do what we can to ensure they are functioning. If there is an issue, you can contact the PTARMIGAN VILLAGE office during normal business hours, however this is NOT AN EMERGENCY and will not be treated as an after-hours emergency. Additionally, no refunds for the stay will be given due to one or more of these items not working. 

RISK AND LIABILITY:
There are risks associated with the use of any property which may include but are not limited to risks of injury to person or property, or death especially in a high-altitude location such as Big Sky Country with a severe climate. Contact PTARMIGAN VILLAGE immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Given the extreme weather conditions, risks around the properties may include; wet, slippery, or icy conditions; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of drowning, heart attack, stroke, or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or "freshening" products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or Condo owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas, and other similar appliances. Renter and all persons in the rental group will assume risk and liability. Renter agrees to the foregoing and waives all right to claim damages. 

GUEST AGREEMENT:
PTARMIGAN VILLAGE provides rental management services on behalf of the Condo owners who rent their properties (including the associated fixtures and furnishings) to guests seeking accommodations on a short- or long-term basis. We are the Owner's authorized rentals agent and will perform services related to your reservation. By using the Condo and the services you agree to comply with and be legally bound to the terms and conditions of this agreement. 

INDEMNITY: 
Neither Owner nor PTARMIGAN VILLAGE assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Condo. The Guest, for himself/herself, his/hers heirs, assignors, executors and administrators, fully releases and discharges Owner and PTARMIGAN VILLAGE from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Condo as a result of, or in connection with the occupancy of the Condo and agrees to hold Owner and PTARMIGAN VILLAGE free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. 

SALE CONTINGENCY OR UNAVAILABILITY: 
In the rare event the Condo you have reserved is for sale, or sold or is otherwise unavailable, PTARMIGAN VILLAGE reserves the right to find a similar Condo, however at no charge to the guest. 

CHARGES/FEES, I hereby authorize PTARMIGAN VILLAGE to charge my card on file for the following items:
 
  • Repair cost for damage beyond normal wear and tear. 
  • Repair or replacement cost of broken or missing items. 
  • Any requested incidental charges incurred by me or my party during our stay. 
  • $50.00 for any key(s) NOT returned upon my departure. (most properties do not have keys)
  • $50.00 for any pool key(s) NOT returned upon my departure.
  • $500.00 minimum for evidence of smoking in the Condo. Steam cleaning of carpet and furniture should I or any of my guests or party bring pets into the property. I understand that no pets are allowed at the Condo being rented by me. 
  • A fee will be charged for unauthorized early check-ins or late check-outs.
If any expenses do arise, PTARMIGAN VILLAGE will contact you via email as to the amount of the charges and the reason any such costs were incurred.
